How it works, guts on display.
No promises: real panel screenshots, the access flow minute by minute, and what happens when something fails. If you're trusting your arrivals to software, look at how it works first.
Minute by minute, failure included.
Your guest's portal reveals the code or the unlock button, right on time.
With a connected lock, they open from their phone. anpira watches the battery and warns you before it becomes a problem.
Plan B: a physical key in a security box. The guest only sees that code if the button doesn't respond. Nobody is left at the door.
Access expires on its own. No codes floating around forever.
anpira reads. It doesn't touch.
It connects via API to Smoobu, Hostaway, Lodgify, OwnerRez and Hospitable, and any channel without an API comes in through an iCal calendar: Airbnb, Booking.com, Vrbo or whichever you use. Bookings flow in on their own, and your calendar and prices stay where they are: anpira doesn't write to your PMS, it only listens.
New, modified or cancelled booking: the guest portal is created, adjusted or switched off by itself.
No PMS? It also works manually or by importing your Airbnb listing.

Sara installs nothing.
Whoever cleans gets in with a link and a PIN, no account and no app. If you organise by zones, the link points to a group: add a property to the group and it appears for Sara on its own; remove it and it disappears, with lock access cut instantly.
Every preparation ends in a sealed certificate with date, time and live photos: the timestamped evidence that backs you up if someone ever claims.

And this is what Sara sees
Her homes with photos, what leaves and what arrives today, and what's left to finish: checked points and photos per zone, in plain words and one-handed. Nothing to study, nothing to install.
Automatic traveller report filing.
Your guest opens their portal and registers in five short screens. They scan their ID with their camera and the fields fill themselves.
The traveller report (Spanish RD 933/2021) is encrypted and sent to the Ministry with your credentials. No counters, no retyping.
It stays archived for the 3 years the law requires. You only see what needs your attention: the rest is silence.
The concierge answers. You keep the evidence.
It's not a canned-answer chatbot: it's an AI concierge that attends your guests instantly, with your home's information. You see a summary per booking, not an endless chat; if something escalates, it reaches you like a messaging conversation and you reply from the panel.
It learns from your material: upload the PDF you already send your guests, the WhatsApp message you write them, photos or your listing link, and it answers with your information, not generalities. No filling everything in from zero.
It resolves before escalating: it doesn't forward problems, it tries to solve them; only what needs you reaches you.
It escalates with judgement: when it can't solve something, when it's serious, or when it senses the guest is upset.
It catches bad moods early: an irritated guest detected today is a bad review avoided tomorrow.
It sells for you, without being pushy: it offers early check-in or late check-out when they fit the stay, and what's charged is 100% yours.
It speaks each guest's language, from the first message to the last.
And when a guest disputes something, you export the conversation record: verbatim, timestamped, sealed and verifiable by anyone. Your word stops being your only defence.

Your rental's money, finally in order.
What the concierge sells for you at the right moment (early check-ins, late check-outs, extra cleaning) is charged online and shown by month, concept and property. Expenses come in with a photo: upload the invoice, anpira reads and files it.
The original is kept (photo or PDF) and you open or download it whenever you need it: your invoices live in anpira, not in a drawer.
An Excel export made for your accountant: send it and you are done.
Recurring expenses (community fees, mortgage, insurance) added automatically every month.
Insurance and licences with warnings before they expire. The annual VAU, export ready.
Ask your business.
At the top of the panel there is a bar that answers with your data: how much you have spent this year, who arrives this week, how the month is going. You type the way you speak and it replies with exact figures from your account, not generalities.
This is what's underneath.
